Tri-Phase was retained by a property developer to provide abatement and demolition services of 12 commercial units in Toronto, Ontario on Yonge Street. The subject buildings consisted of two-storey structures with a basement that were slated for demolition to make way for a new residential complex. The subject buildings were attached to a bank building to the south where the brick and precast concrete panels of the bank building were overlapping with the wall/roof of the subject buildings. Tri-Phase began the work by installing overhead protection on the sidewalk to protect the public. Once that was complete, all permits and utility disconnects were completed. All asbestos containing materials were removed including pipe insulation, vinyl floor tiles and roof membrane using Type I and Type II procedures.
Tri-Phase removed all interior and exterior finishes at the joint between the bank building to remain and what was to be removed to expose the conditions of the structure for the engineer to ensure proper procedures of removal were developed and then followed by Tri-Phase. The structural demolition of the subject buildings began from the north end to the south end one unit at a time. At the last unit that was attached to the bank, Tri-Phase provided hand demolition to ensure proper removal of the structure as per the engineer’s report and safe segregation. The slab, foundation wall and footings were removed, and the excavated areas were backfilled with unshrinkable fill (U-Fill) immediately to the underneath of the concrete sidewalk slab.
