Tri-Phase was retained to provide abatement and structural demolition services for a portion of the Pickering Town Centre Mall. The scope of work included interior and structural demolition services to the former Sears store and entire East Wing of the mall.

The scope of work included hazardous materials abatement of asbestos-containing materials of transite pipes throughout the building. The scope of work also included the interior and structural demolition of the 280,000 square foot building which was comprised of the East Wing of the mall which had approximately 30 stores and the previous Sears department store. The interior demolition scope of work included but was not limited to escalators, elevators, mechanical rooms, slab on grade, roofing materials, partitions, walls, ceilings, etc. Once the interior demolition was complete, Tri-Phase completed the full structural demolition of the entire East Wing and Sears portion of the mall.

The most challenging aspect of this project was to separate the area of the mall that was being demolished from the rest of the mall that was to remain open, without ruining any of the remaining building. Tri-Phase carefully separated the area to be demolished from the remainder of the operational mall without damaging the occupied wings of the mall and ensured mall occupant safety. This took a lot of coordination by Tri-Phase and we had to ensure all Health and Safety procedures were stringently followed at all times, including but not limited to ensuring proper contaminant handling and dust control practices. We ensured all demolished materials were properly segregated throughout the entire process to maximize our environmental stewardship and to recycle all materials including but not limited to wood, brick, and concrete. Tri-Phase completed the project on time, within budget and to the client’s satisfaction.
