Tri-Phase was retained to provide demolition and remediation services for a commercial property located in North York, Ontario. The owner of the property had operated a Gas Bar and Automotive Service Centre on the property. However, the property was to be sold to a residential developer and clean up of the site was required.

Working under the direction of the owner’s consultant and general contractor, Tri-Phase completed a scope of work that included full building demolition, demolition of an underground concrete cistern (950 square meters of concrete), removal of 3 underground storage tanks (USTs), excavation and disposal of hydrocarbon-impacted soil (26,500 tonnes) as well as supply and placement of engineered backfill and reinstatement of a private roadway. During the project, the scope of work expanded to include protection of a water main using an on-site designed and engineer approved formed concrete retaining wall as well as removal and reinstatement of traffic lights on a major street.

Tri-Phase took every precaution to ensure the health and safety of the public as the property was located along a high traffic roadway, minimizing impacts to the owner’s ongoing retail store operations as well as coordinating tasks with consideration for the neighboring developer’s construction.

In addition, all work was to be completed ahead of the advancing winter weather as well as the holiday shopping rush.  Tri-Phase completed the project successfully and on schedule.
