Revitalization Project for a University’s Centre

Tri-Phase Group was retained to provide abatement and demolition services for a University’s centre/building as part of the University’s revitalization project for this centre. This proposed revitalization of the multi-component facility involves the demolition and replacement of the 1974 addition, interior renovation of the existing heritage building and full renovation of residences including lounges and study spaces. The project had received Heritage Approval with the heritage designation being for the exterior of the building and select interior spaces. Tri-Phase Group was retained to provide all demolition, abatement, preservation and site remediation work.
The first portion of the scope of work involved Tri-Phase obtaining all required permitting such as the demolition and tree permits. Tri-Phase also obtained all required utility disconnects such as hydro and gas and capped all required services. Tri-Phase fenced off the work area from the rest of the school campus and ensured that the fencing had all appropriate signage and directionality to ensure the work did not affect the rest of the school. Tri-Phase provided required tree protection in the vicinity of the work area.
Tri-Phase then began all abatement work at the centre. Tri-Phase completed asbestos abatement Types I-III of vinyl floor tiles, drywall joint compound, plaster, pipe insulation, fittings, texture finish, and more. Once the abatement work was completed, Tri-Phase began the full structural demolition of the portion of the centre (the 1974 addition at the north-west corner of the facility). This work was done using Tri-Phase’s Brokk Excavator that systematically demolished from the top floor to the bottom floor. This robotic excavator allowed for us to complete this demolition work efficiently and it ensured health and safety procedures were stringently followed. Tri-Phase had to ensure that the demolition was done systematically and that we protected the part of the building that had to remain. This required shoring work and precise planning and demolition methodology. Additionally, there were some portions of the building that were deemed to be heritage and therefore Tri-Phase had to ensure they were not damaged and that they were maintained while the areas around it were demolished.
Once that portion of the centre was demolished, Tri-Phase then provided interior demolition of the remainder of the approximately 7,500 square metre building. This was done throughout 7 floors. This included the removal of block walls, partitions, flooring and ceilings. Tri-Phase then proceeded to provide site remediation of the removed portion of the building and backfilled as required.
